Administration

• Arrange, schedule and attend annual meetings, organizational meetings and 
   Board of Directors meetings
• Prepare documentation for board meetings in advance, to include agendas, 
   management reports, and minutes (secretarial service provided upon request)

Training

·   Provide online video training sessions for both Board members and Homeowners


Maintenance

• Regular on-site inspections of common areas
• Monitor on-site maintenance employees
• Receive, log, and process common area work orders
• Review specifications on special work projects
• Vendor and preventive maintenance supervision
• Contract bidding, proposal compilation, and recommendation for services
• Subcontractor/vendor insurance file collection and maintenance
• Property maintenance history reports (upon request)
• Service request documented by work orders
• Work completion notice (sent to requesting party and report given to 
   Board of Directors)


Property Inspections

• Friendly but firm enforcement of CC&R’s and Rules and Regulations
• Regular drive-through inspection of entire community
• Regular homeowner property inspections for CC&R compliance
• Notices mailed to homeowners of any CC&R violation
• Confirmation of CC&R violation correction and completion
• Accounting and homeowner notification of any imposed fines


Architectural Review
 
• Review CC&R’s to integrate specific restrictions and time frames into 
   Architectural Guidelines
• Receive and log all architectural applications
• Perform preliminary review to ensure complete application submittal 
   prior to forwarding
• Architectural plans forwarded to the Architectural Control Committee (ACC)
   or designated review representative
• Orientation and training of association’s appointed ACC
• Mapping and tracking systems for architectural follow-up
